Terminology

  • Occupied: The guest room status when there are people inside of the room
  • Unoccupied: The guest room status when there are no people in the room
  • Reserved: The guest room status determining that the room has a reservation through the guest room management system
  • Unreserved: The guest room status determining that the room is not reserved through the guest room management system

Features

  • Core: Occupancy state based on Mount Kelvin sensors exposed over BACnet/IP
    • Use case: Building Management System can use occupancy state to change AC or ventilation settings when the guest is not in the room
    • Occupancy state is based on the same functionality as Auto Off and Welcome lights features (read more)
  • Add-on: Ability to set room reservation state via Mount Kelvin API, reservation state exposed over BACnet/IP
    • Use case: Building Management System can use reservation state to change AC or ventilation settings when a room is not rented to a guest
    • Use of feature requires customer to implement Mount Kelvin API integration in their own systems
  • Add-on: Ability to set room A/C system fan speed and set point via Mount Kelvin API, set point and fan speed exposed via BACnet/IP
    • Use case: Using hotel's own app, a room tablet or reception software to directly control AC temperature and fan speed
    • Use of feature requires customer to implement Mount Kelvin API integration in their own systems
    • Minimum and maximum values for set points can be given, to limit end user's ability to change temperature (eg. 19–23C°)

Project flow

  1. MK+Automation Contractor: Agree on specification
  2. MK: provide example file for importing object IDs
  3. MK+Automation Contractor: Small scale test to verify functionality
  4. Electrical contractor: Install room hardware + MK BACnet/IP gateway
  5. Automation contractor: Install BACnet hardware, create registers
  6. Network contractor: Install network + internet connection
    1. A temporary internet connection may be used for final tests and commissioning
  7. MK: Import registers
  8. MK+Automation Contractor: Final tests

Networking requirements

The networking requirements for the Mount Kelvin BACnet/IP gateway are the same as networking requirements for a conventional RCU.

In addition to these requirements, it should be noted that the BACnet/IP network and outbound connection to the Internet need to be available from the same physical ethernet port.

IP address assignment should happen via DHCP.
